Everyone age 18 and over must complete an application and provide the following documents:

  • Copy of valid picture ID

  • Proof of Income (last two paycheck stubs, tax return, W2, SSI, child support & etc

  • Credit Report and Background check are required. A $15 charge for the report is paid directly to credit agency using a credit card online

  • Please scan the documents in PDF format and return by email for fastest response

Qualifications Requirements

  • Income – Approximately 3 times the monthly rent

  • Credit score – Mid 600’s and better

  • Stable Rental/Residential and Work History

  • Pass Background Check

If you do not meet the minimum requirements a higher security deposit may be possible as a workaround. How much higher is based on your application and could be as high as double the standard one month equivalent for deposit.

Pets considered for well-qualified tenants with additional deposit 

Pet Information needs to be submitted with your applications ( the type of animal, breed, size, fixed/spayed, license and picture). Pet deposit starts at $500 per animal. Strict breed restrictions apply…following breeds and mixes of the following breeds are restricted: Pitbull, Mastiffs, Rottweiler, Doberman, German Shepherds, Boxers, Akita, Chow, and wolf hybrids.

Can I give you a deposit?  How does Holding fee work?

Holding fee/Deposits are accepted only after an applicant has been approved for the house.  It is to reserve the house for you and take it off the market.  The amount of the holding fee is determined by how long the unit is held for the intended tenant.  For example, f the house is held for 2 weeks it will be half month rent equivalent. If it’s held for 4 weeks it will be a full month rent equivalent.  Holding fees are not refundable if for some reason you change your mind or are unable to move.  At the time of lease signing, the holding fee will be automatically be applied towards the security deposit.

  • All adults 18 or older must submit their own application

  • Provide past working and resident history for the past 3 years. You can click on the “add entry” sign to input additional information.

  • Under “Additional Occupants”, be sure to include your co-applicants name. Then include your child’s name last.

  • You may also leave anything you want to tell me in the “Note” section.

Step 3.

Email your supporting documents to application@housing4rent.net

  1. Include your Photo ID

  2. Proof of income (last two paycheck stubs or tax return or W2, SSI, child support & etc…) includes what you have to establish your income.

  3. Pet Information needs to be submitted with your applications.
